Sunset over East Bay, from your own rail

The bay opens to the west and southwest, so the sun goes down in front of the house, not behind it. The living room, kitchen, primary bedroom, and top-floor bonus room all face the water. The dolphins like the view too.

A private pier, and the boat under its own roof

A boardwalk crosses the marsh to a private pier on 109 feet of East Bay, with a covered boat slip at the end. The boat lives out back, not at a marina across town.

From the slip, it's under the Garcon Point Bridge, with 65.6 feet of clearance, and out into Pensacola Bay.

Dinner starts at the end of the pier

The owners have pulled redfish, trout, and sunfish off this dock, and one day enough blue crab for a boil. Put a kayak in and you're in the estuary, where they've landed a largemouth bass. Between bites, there's a chain swing on the covered deck.

A lift to every floor

A 4x4 utility lift, rated for 1,000 lbs, runs from the carport to all three levels. It got a new motor in September 2026. The cooler, the groceries, and the luggage ride up. The stairs are for when you feel like it.

Two balconies, 400 sq ft each, stacked

Both covered, both facing the bay. The top one is the sunset seat. The one below is screened, with ceiling fans and the hot tub at the far end, looking right at the water.

A half bath at the bottom of the stairs

Come up from the dock and the half bath is right under the carport, so a wet swimsuit never has to go upstairs. The carport is covered and oversized, with room for the boat, the golf cart, and the kayaks, plus a storage room for everything else.

A half acre at the end of the road

Wells Avenue is a dead-end gravel road, and this house is at the end of it, in the pines. Between the woods and the marsh, the loudest thing most evenings is the bay.

Bay out back, beach up the road

Navarre Beach is about 20 minutes south, with white sand and clear Gulf water. Around here, we call them the most beautiful beaches in the world. Swim in the Gulf at noon and be back on the pier for sunset.

I-10 is about 20 minutes north. The beaches in these photos are area beaches, a short drive from the pier.

No HOA, no CCRs

No association, no dues, no covenants, and no known special assessments. Short-term rentals are allowed, so the house can work the weeks you can't be here. The boat, the paint color, and the dock party answer to you, not a board.

New roof, new lift motor

The roof was replaced in 2021. The carport got a PVC soffit and a re-insulated subfloor in 2025, about $17,000. The pier was redecked in 2025.

The utility lift was added in 2020, about $10,000, and got a new motor in September 2026. That's the money a bay house usually asks for first, already spent.

The rooms that face the water

Inside, the bay gets the best wall.

The living room's back wall is French doors and windows, and East Bay fills every one of them. Ceilings on the main floor are 9 feet.

This is a 2002 house with 2002 finishes, oak cabinets and laminate floors included. It's solid and move-in ready, and the updates are yours to pick, on your schedule.
